What types of concrete problems do we fix in Colorado Springs?

The Front Range climate is unusually hard on concrete. Below are the four failure patterns we see most often in El Paso County, and what we do about each one.

Cracking & settling slabs

Hairline shrinkage cracks are normal in concrete, but structural cracks wider than 1/8 inch, or any crack with vertical displacement, usually means the base failed. On the east side of Colorado Springs, expansive Pierre shale clay can heave 2 to 4 inches between wet and dry seasons. We diagnose with a level survey, then either underseal with polyurethane foam, mudjack, or replace the slab with a properly compacted base.

Spalling & surface flaking

Spalling, flaking, pitting, and surface delamination, is almost always a freeze-thaw and de-icer problem. Foundations & structural slabs

For new builds, additions, and detached garages we pour footings, stem walls, and slab-on-grade per IRC and El Paso County code. Minimum frost depth here is 36 inches, footings go a minimum of 8" thick by 16" wide for residential, and stem walls get continuous #4 rebar top and bottom. We coordinate with framers, plumbers, and inspectors so the slab is right the first time.
